Suites & Apartments: Cancellations or changes must be made at least 7 days prior to the check-in date. Failure to do so will result in a charge for the full amount of the booking.
Refunds: If you cancel or change your booking 7 days or more prior to your scheduled arrival, a full refund (less the credit card surcharge) will be provided.
Surcharges:Please note that the 1.3% credit card surcharge is non-refundable.

It is your responsibility to ensure that all details on your confirmation documents are correct and to notify us of any discrepancies within 48 hours of booking.

Bookings and Quotes

Reservations are subject to availability and actual pricing at the time of booking. Verbal quotes are valid for 24 hours only and serve as an estimate; final pricing is subject to written advice upon confirmation. You agree to pay the nightly rate and any additional charges incurred up until your departure. Accommodation may only be occupied for the period stated on the booking confirmation. Online bookings are confirmed immediately.

Children

We endeavour to provide a romantic and relaxed environment for our guests to enjoy the unique guesthouse experience. Therefore, we do not cater for children or infants.

Payment Policy

Full payment is required prior to arrival. If payment is not received before check-in, we reserve the right to cancel the booking.

Payment Options: We accept Visa and MasterCard. All payments must be made in AUD. Direct deposits are also accepted.

Rates & Charges

Rates are quoted in Australian dollars, include GST where applicable, and are subject to change. Minimum stay restrictions may apply during special event periods. The price of your accommodation is not guaranteed until a deposit is received (or full payment is made for online bookings).

House Rules

Photoshoots: No photoshoots are permitted without prior approval from guesthouse management.
Number of Guests: The number of guests must not exceed the number booked without prior approval. Use of extra beds will attract an additional tariff. Exceeding maximum occupancy without permission is considered trespassing and may lead to eviction.
Smoking: Smoking is strictly prohibited inside all rooms. Evidence of smoking indoors will incur a $500 specialised cleaning fee. When smoking outside, please ensure all doors and windows are closed.
Pets: Pets are not permitted on the property grounds.

Cleaning & Damages

Rooms must be left in a clean and tidy state. Extra cleaning or linen changes can be arranged during your stay for an additional fee.

Damages: Any breakages or damage to furniture, fittings, or communal areas must be reported immediately. Costs for repairs, replacements, or excessive cleaning will be charged to the credit card on file or deducted from your deposit.
Furniture: Furniture and fixtures must not be moved between rooms. A fee will apply if furniture is not returned to its original location.

Liability & Insurance

Personal Belongings: We do not cover personal belongings under our insurance policy. We take no responsibility for the loss or damage of guest property.
Travel Insurance: We highly recommend purchasing comprehensive travel insurance to cover cancellations, loss of baggage, and medical expenses.
Acts of God: We do not accept liability for injury, loss, or disruptions caused by electrical storms or other “Acts of God” beyond our control.

Behaviour & Noise

Parties and gatherings are strictly prohibited unless prior arrangements have been made with our events team. Disturbance to other guesthouse guests or neighbours, including excessive noise, may result in eviction without a refund. We operate a two-warning policy: a first warning will be issued upon complaint; a second complaint will result in immediate eviction.

Legalities

No Tenancy: Regardless of the length of stay, no tenancy or residential rights are created under landlord and tenant laws.
Breach of Terms: Any breach of these terms authorises management to debit your credit card for losses/damages and may result in immediate eviction.

Acceptance: Payment of a deposit or the full booking amount constitutes acceptance of these terms and conditions.

This stay was so amazing!!!!! Highly recommend. Our room was extremely clean and felt at home. The communal kitchen was so organized and wonderful to use. The atmosphere was calming and comfortable. The host Eli and grant were so personable and friendly. Grant often drove us into town and to the airport ! So friendly and an amazing host. The location is a 5 -10 minute walk into town and 15 minute to the beach. We love it here and will be back! We also rented bikes from freedom machines and it was perfect.

Deze accomodatie kan ik iedereen aanraden! De kamer is in een práchtig huis met veel ruimte, fijne bewoners, en voorzieningen waardoor je je meteen thuis voelt en tot rust kunt komen. De ligging is perfect, 5 minuten fietsen van het strand/centrum (tip: huur een fiets, veel fietsers in Byron Bay) maar toch rustig en stil. Ik heb mijn verblijf verlengd en zou zeker terugkomen.

Beautiful spacious and spotless accommodation in a great location, with easy access to main roads for exploring etc. Walking distance to town centre yet it felt a world away. Clean, new and modern. We enjoyed flexible check-in time. The bed is very comfortable - the double sink bathroom and rain shower is the real highlight! The walk-in wardrobe space made it very easy to keep our things in place without clutter. The housekeeper also lives in the house so it was easy to touch base to ask questions. A minor inconvenience is that the floorboards do creak easily. Otherwise, we found the place very quiet and it is an easy walkable distance to the main town. We loved that the General Store was just around the corner for great coffee and brunch!

We loved our 4 night stay here - absolutely no complaints! The house was relaxing, immaculately clean, secure and we enjoyed little luxuries like a luxe shower and bath products. The one other couple staying at the same time were friendly surf lovers and perfectly pleasant to share with. Loved having the Byron General Store round the corner for morning coffees. Highly recommend!

Loved our stay at this beautiful spot. I have stayed in countless places around Byron for over a decade and this is by far my new favourite. It was perfectly placed walking distance to everything but far away enough to be quiet and felt very safe.
the kitchen is HUGE and the bedroom was comfy, great bed, gorgeous ensuite.

Beautiful house with nice garden, on a calm street. Nice to have the general store cafe close, they have really good food! If you don't have a ride you can walk into the town and to the beach in around 15-20 min. The host is really friendly and will help you with anything you need. I recommend this place very much and I would love to come back and stay again!

We had a lovely stay at Sunrise Guesthouse. Ally assisted with clear check in and check out information. The room was clean, super spacious and boasted one of the most comfortable beds.
The dynamic of the guesthouse was complex. It wasn’t clear whether other rooms in the house are rented long term. There were others staying in un-rentable rooms who seemed comfortable spreading out in the living areas but weren’t too friendly. It would have been helpful to be given a better understanding of the house dynamic prior to check in.
Overall, this didn’t detract from the stay. The location was absolutely perfect providing a short (approx. 750m) walk into town. This also meant parking during the extremely busy New Year period was effortless. The house is absolutely beautiful and very reasonably priced! Definitely recommend!

Very clean, bright and comfortable bedroom with ensuite bathroom. The house is spacious, very quiet and has all amenities we could have needed (but we did not really use the shared areas). Free parking on site and only 10min walk to Byron Bay center. We got all check in instruction texted the day before our arrival which made our way in very smooth and flexible !

Absolutely loved our accommodation. Bed was comfortable. Pillows were comfortable. Bathroom was lovely. The entire house itself was very attractive. The only issue we had was the noise generated by other guests whether they were actually loud or whether the noise just travelled it disturbed our sleep and we did go away to try to get a bit of rest and recreation which we didn’t get. Everyone was friendly.

We only stayed for one night in Byron but it was a lovely place to stay and I would recommend! Simple, clean, spacious and easy to get around Byron, plus you’re right next to General Store!

The House is brand new and quite impressive with open living space and an enjoyable backyard including pool.
The bedroom was decent size with smart TV, mirror wardrobe, immaculate linen and ammenities.
Host is lovely and always responsive. She is also flexible to accommodate various requests. Would definitely recommend for a relaxing stay ;))
