We care about our guests and our beautiful guesthouses. Please read these terms and conditions carefully. They apply to property bookings for accommodation only (separate terms and conditions apply for event bookings). When you make a booking, you accept these terms on behalf of your entire party. It is your responsibility to ensure that all details on your confirmation documents are correct and to notify us of any discrepancies within 48 hours of booking.

Bookings and Quotes

Reservations are subject to availability and actual pricing at the time of booking. Verbal quotes are valid for 24 hours only and serve as an estimate; final pricing is subject to written advice upon confirmation. You agree to pay the nightly rate and any additional charges incurred up until your departure. Accommodation may only be occupied for the period stated on the booking confirmation. Online bookings are confirmed immediately.

Children

We endeavour to provide a romantic and relaxed environment for our guests to enjoy the unique guesthouse experience. Therefore, we do not cater for children or infants.

Payment Policy

Full payment is required prior to arrival. If payment is not received before check-in, we reserve the right to cancel the booking.

• Payment Options: We accept Visa and MasterCard. All payments must be made in AUD. Direct deposits are also accepted.

Rates & Charges

Rates are quoted in Australian dollars, include GST where applicable, and are subject to change. Minimum stay restrictions may apply during special event periods. The price of your accommodation is not guaranteed until a deposit is received (or full payment is made for online bookings).

House Rules

• Photoshoots: No photoshoots are permitted without prior approval from guesthouse management.
• Number of Guests: The number of guests must not exceed the number booked without prior approval. Use of extra beds will attract an additional tariff. Exceeding maximum occupancy without permission is considered trespassing and may lead to eviction.
• Smoking: Smoking is strictly prohibited inside all rooms. Evidence of smoking indoors will incur a $500 specialised cleaning fee. When smoking outside, please ensure all doors and windows are closed.
• Pets: Pets are not permitted on the property grounds.

Cleaning & Damages

Rooms must be left in a clean and tidy state. Extra cleaning or linen changes can be arranged during your stay for an additional fee.

• Damages: Any breakages or damage to furniture, fittings, or communal areas must be reported immediately. Costs for repairs, replacements, or excessive cleaning will be charged to the credit card on file or deducted from your deposit.
• Furniture: Furniture and fixtures must not be moved between rooms. A fee will apply if furniture is not returned to its original location.

Liability & Insurance

• Personal Belongings: We do not cover personal belongings under our insurance policy. We take no responsibility for the loss or damage of guest property.
• Travel Insurance: We highly recommend purchasing comprehensive travel insurance to cover cancellations, loss of baggage, and medical expenses.
• Acts of God: We do not accept liability for injury, loss, or disruptions caused by electrical storms or other “Acts of God” beyond our control.

Behaviour & Noise

Parties and gatherings are strictly prohibited unless prior arrangements have been made with our events team. Disturbance to other guesthouse guests or neighbours, including excessive noise, may result in eviction without a refund. We operate a two-warning policy: a first warning will be issued upon complaint; a second complaint will result in immediate eviction.

Legalities

• No Tenancy: Regardless of the length of stay, no tenancy or residential rights are created under landlord and tenant laws.
• Breach of Terms: Any breach of these terms authorises management to debit your credit card for losses/damages and may result in immediate eviction.

Acceptance: Payment of a deposit or the full booking amount constitutes acceptance of these terms and conditions.
